Overseeding That Keeps Properties Green All Winter
Every DFW winter, warm-season turf goes straw-brown for four months — unless you overseed. Winter rye turns dormant lawns into deep-green turf from November to April, and for commercial properties, that’s four months of curb appeal competitors leave on the table.
Dormancy Is Optional — If You Time It Right
Overseeding is all execution: quality perennial rye seed down as summer turf slows but soil is still warm, seed-to-soil contact set up right, and — the step DFW makes tricky — germination watering planned around each city’s irrigation restrictions so seed sprouts legally and evenly.
We handle the whole sequence: rate and seed matched to the property, mowing prepped ahead, watering scheduled city-by-city, and the first cuts timed so rye establishes dense. In spring, we manage the transition back so bermuda wakes up without fighting its winter tenant.
- Quality perennial rye — not contractor mix
- Timed to soil temps & turf slowdown
- Watering planned around city restrictions
- Spring transition managed, not ignored
From Seed Selection to Spring Transition
A complete winter-color program, not a spread-and-hope.
Perennial rye specced to the property’s visibility, traffic, and budget.
Turf mowed down and opened up so seed reaches soil instead of thatch.
Even, calibrated coverage — no stripes, no bare crescents come December.
Schedules built around your city’s watering rules and your irrigation system.
Rye managed out on schedule so warm-season turf returns unharmed.
Overseeding Questions
When should overseeding happen in North Texas?
The window is typically October into early November — soil still warm enough to germinate rye fast, summer turf slowing enough not to fight it. Hit it and you are green by Thanksgiving; miss it late and germination drags in cold soil.
Will overseeding hurt my bermuda lawn?
Managed correctly, no. The spring transition is where discipline matters — rye has to be mowed down and phased out as bermuda breaks dormancy so it is not shading and competing with the wake-up. That transition is part of our program, not your problem.
Is winter overseeding worth it for commercial properties?
For high-visibility properties, it is one of the strongest looks money can buy: emerald turf in January while every neighboring property sits brown. Retail frontage, office entries, and HOA gateways get the most return per seeded foot.
