Commercial Landscaping for DFW Properties
Roughly one hundred commercial properties across the Dallas–Fort Worth Metroplex are managed by our in-house crews — office campuses, retail centers, industrial properties, municipal grounds, and HOA communities. One accountable team, seven divisions, and a named point of contact who answers.
You Manage the Property. We Manage Everything Outside It.
Commercial grounds management is not lawn care at a bigger scale — it is a different job. It means crews who know your gate codes and your board’s walk schedule, an account manager who flags the irrigation leak before your water bill does, and documentation that holds up when ownership asks what they are paying for.
Since 2013 we have built that around long-term partnerships rather than one-off bids: dedicated crews on a consistent schedule, proactive recommendations instead of surprise invoices, and a single point of contact who answers the phone.
- Self-performing, in-house crews across all seven divisions
- Named account manager & consistent crews per property
- Multi-year partnership contracts with defined scope
- Portfolio-wide consistency across every address
Properties We Manage Every Week
Different property types fail in different ways. These are the ones our crews and programs are built around.
Multi-building frontage, drive corridors, and courtyards kept presentation-ready every week of the year.
The landscape your tenants’ customers park in — clean, safe, and sharp seven days a week.
Entries, monuments, common areas, and amenity grounds, with board-ready communication.
Large acreage, detention areas, and long fence lines managed at scale.
Public-facing grounds held to a standard that survives public scrutiny.
One standard, one account manager, one report across every address you manage.
One Contract, Every Division
Most commercial partnerships start with grounds maintenance and grow from there. Every division below is available under the same contract, the same account manager, and the same standard.
- Landscape Maintenance — mowing, cleanups, beds, mulch, seasonal color
- Lawn Care — fertilization, weed control, aeration, disease and pest programs
- Irrigation Services — controller-to-head inspections, maintenance, and repairs
- Plant & Tree Services — canopy safety, pruning, removals, deep-root feeding
- Ice Management — pre-treatment, storm response, and documented cleanup
- Design & Install and Hardscaping for property enhancements
What Commercial Clients Say
Property managers, town staff, HOA boards, and executive directors — in their own words.
“They take care of the property as if they own it… During our renovation stage, Land Care demonstrated their ability to take on many tasks and complete them in a manner that left the property in outstanding shape. The property made an overnight transformation and today is a commercial property with renewed activity and enjoyed by the tenants.”
“We have a unique community with high expectations for excellence… They are consistent in their weekly communication and we know when they are on property and what tasks are being addressed. They’ve approached us as a “partner”… We see them as creative, reliable and very responsive.”
“Land Care has been excellent to work with… Their account manager is proactively involved with our property and is available to meet with home owners… Since Land Care took over, the common areas, front yards and flowerbeds of every home owner has dramatically improved. Our home owners have noticed the difference.”
“They over communicate, which we love, and appreciate the attention to detail… I don’t worry about how the property is going to look — it always looks great! If you are looking for a landscape company that can deliver — call Land Care Management Services.”
“We find them to be proactive in their approach to servicing the property and very responsive to specific requests… They communicate better than any other landscape vendor we have worked with in the past… As a commercial customer, I would highly recommend them.”
“Land Care ensured us they would exceed our expectations… and they have made good on that promise every day. They find a way to work within our budget… Our property has never looked better… our tenants are consistent with praise and compliments.”
Commercial Questions
What size commercial properties do you take on?
Our commercial programs are built for properties that need a dedicated crew and a named account manager — office campuses, retail centers, industrial and municipal grounds, and HOA communities across the DFW Metroplex. We manage roughly one hundred commercial properties today. If you are managing a single small pad site, we will tell you honestly whether we are the right fit.
Do you self-perform, or subcontract the work?
We self-perform across all seven divisions with in-house crews — maintenance, design and installation, hardscaping, lawn care, plant and tree, irrigation, and ice management. No brokered crews and no finger-pointing between contractors when something needs to be fixed.
Can you manage multiple properties under one contract?
Yes — portfolio consistency is a core reason groups hire us. Same standards, same reporting, same account manager across every property, whether that is three addresses in Frisco or a footprint across the Metroplex.
How do commercial contracts typically work?
Most of our commercial partnerships run on multi-year agreements with a defined scope and schedule — that structure is what lets us staff dedicated crews to your property rather than rotating whoever is available. Scope, frequency, and enhancement budgets are set during the proposal.
What does the proposal process look like?
A conversation about the property and what is not working, a full site walk (irrigation, turf, beds, drainage, trees, hardscape), then a written scope and proposal you can take to ownership or your board. For formal RFPs, send the packet to sales@lc-lm.com and we will respond in your format.
Put Your Portfolio in Proven Hands
Send us the property list — or the RFP. We’ll walk the grounds, listen, and come back with a scope you can take to ownership.
